Road Access: A private community road is provided for access to each lot. The main road into the development is a deeded right of way. Usage, maintenance, and upkeep are addressed in the subdivision Covenants and Restrictions.
Building Approval: Our community is one of extraordinary natural beauty and serenity. Whether you are considering a new build or architectural/landscaping improvements to an existing home, we look forward to working with you. The Architectural Committee works to preserve and enhance the beauty and value of our community and to welcome owners, builders, and realtors to promote a positive and cooperative building experience pursuant to the Architectural Guidelines and Regulations. Each lot has been approved for a single family residence by the Garrett Health Department. Sewage disposal location, house building site, and well location are determined on the subdivision plat. Building regulations, including the requirement for the HOA Architectural Committee approval on all buildings and improvements, as well as landscaping, are found in the development Covenants and Restrictions and Architectual Guidelines.
Sewage Disposal: Each lot owner will be responsible for completing a septic system that meets the requirements of the Garrett County Health Department. If the house site is a lower elevation than the septic system, a pump will be necessary. Each lot has been determined for the quantity of bedrooms it may have.
